The real estate markets on the Big Island and Kauai continued their trendless ways last month as prices and sales once again posted a mixed performance.

On the Big Island the median price of a single-family home in August slipped 3.1 percent to $310,000 from $320,000 a year ago but jumped 19.2 percent from its $260,000 median in July, according to data from Hawaii Information Service.

Sales picked up from a year ago as there were 97 single-family homes sold in August, up 11.5 percent from 87 a year ago. However, sales dropped 17.1 percent from 117 sold in July.

For condos the median price plunged 28.6 percent in August to $205,000 from $287,000 a year ago and fell 15.5 percent from $242,500 in July. However, the 37 sales in August eclipsed by five the 32 from a year ago and were seven better than the 30 sold in July.

For Kauai the median price of a single-family home declined 11.1 percent to $471,000 in August from $530,000 a year ago but rose 4.7 percent from $450,000 in July. Sales dropped, as the 23 in August were four fewer than the same time a year ago and the number in July.

Condo prices edged up 0.3 percent in August to $300,000 from $299,000 a year ago but tumbled 42.9 percent from $525,000 in July as a relatively small number of units exchanged hands. The 15 condo sales in August more than doubled the seven from the year-ago period and equaled the number from July.
