John Dominis gets 1-year extension on its sublease

John Dominis Restaurant has received a one-year extension of its sublease for its Kakaako waterfront location.

The Hawaii Community Development Authority yesterday approved the extension on behalf of Japan-based Ocean Investments LLC, which took over the ground lease for the site in October 2007.

Under original terms, the restaurant's lease expired April 30 of this year, but its owners now have until April 2010 to operate it.

John Dominis — still operated by D.G. “;Andy”; Anderson under a sublease agreement as Basin Project Inc. — first opened at Kewalo in 1979. The seafood restaurant offers sweeping views of the ocean, Diamond Head and Waikiki.

The “;Perry and Price”; morning show, meanwhile, which has been held at the restaurant every Saturday morning for more than five years, is announcing a new location on Monday.

Scott MacKinnon, a Honolulu attorney representing Ocean Investments, informed the HCDA board that the company still plans to move forward with redevelopment plans for the 1-acre site.

However, due to a dispute with the Watabe Wedding Corp., which uses the chapel next door to John Dominis, those plans have been delayed.

Ocean Investments had believed that Watabe would be vacating the space by the end of March. After a three-party discussion to avoid litigation, Ocean Investments agreed to allow Watabe to stay until April of next year.

HCDA originally sought to increase the rent by $7,700 a month in granting the extension of the sublease, but decided to take that off the table. MacKinnon said Ocean Investments opposes any rent increases at this time.

Ocean Investments, which pays ground-lease rent of $26,717 a month, plans to rebuild a new restaurant and wedding facility, but also must get clearance for the plans first from the HCDA.
