Beachfront gem
A Kailua home becomes a showcase for lovely ocean views

This Kailua home was in need of some TLC. The clients had raised their children in the home and were now empty-nesters who enjoyed entertaining, but the original floor plan was very compartmentalized, did not flow well, and did not allow them or their guests to take advantage of the beautiful beachfront view.
Designing Minds
On the first Friday of each month, the Star-Bulletin and the Hawaii chapter of the American Society of Interior Designers feature a local designer sharing details of a recent project, whether it involves a room transformation or a project started from the ground up. This month, we feature Tiare Cowan-Broad of Archipelago, refined island interiors.
The project: Update a home to take advantage of expansive beachfront views.

The new design plan called for gutting the interior, saving only the roof. We opened up the kitchen and living room, and relocated the master suite -- all changes that provided ocean views. The homeowner came up with the basic kitchen layout, which was executed by King and Zelko Hawaiian Woodworks.
A beautiful guest suite was created off the pool area. The covered lanai became an extension of the indoor living space. The same flooring runs inside and out, making the space between interior and exterior feel seamless.
Because the client wanted a more tropical feel, we added mahogany details throughout. Custom mahogany doors and built-in cabinets serve to add warmth and beauty to simple spaces. We used sapele mahogany with mango insets for the cabinetry throughout the house, customized by King and Zelko, who also designed the dining table and chairs -- the focal point as you enter the home.
Tom Zelko took great care in selecting mango wood patterns to make each area feel unique.

The clients wanted to use their existing furniture, so the sectional sofa was redone with a woven-fiber base and pleather upholstery.

The clients re-used much of their existing furnishings. Their living room sectional was updated by upholstering the body in a natural woven fiber and covering the cushions in a durable sage pleather for easy care. Since they have two large dogs with the run of the house, durability and easy maintenance are key.
The homeowner's living room coffee table, a gift presented while he was in the Navy, works beautifully with the wood trim in the space.
Paint colors -- greens and beiges and a sky-blue ceiling -- give the sense that the home is part of the great outdoors.
The pool area was updated with a wonderful tropical oasis created by Dwight Burdick Construction.
The new space now makes indoor/outdoor entertaining a breeze. The clients and their guests can now enjoy spectacular beachfront views as well as a lush, tropical garden setting.
