home prices rise

Kauai single-family home prices led the islands in November, with the median resale price hitting $547,500, up 59.2 percent from $344,000 in the same month last year, according to data released yesterday.

Maui's median home price, which has generally been the highest in the state, was $525,000 in November, down from a peak of $622,500 in May, but still up 6.6 percent from $492,500 in the same month last year.

On the Big Island, the median sale price for a single-family home rose 19.1 percent to $315,000 from $264,500 last year.

Maui and Kauai home prices topped Oahu, where the median hit $490,000 in November, up from $392,500 last year, according to data released earlier this month.

Neighbor island condominium prices also rose last month. The Maui median condo price jumped 51.7 percent to $386,750 from $255,000 last year, according to the Realtors Association of Maui. Condo prices on Kauai increased 7.8 percent to $415,000 from $385,000, while Big Island prices rose 37.2 percent to $294,900 from $215,000, according to Hawaii Information Service.

The Big Island registered a spike in volume, while sales were mostly flat on Kauai and Maui. Some 219 homes and 122 condos sold on the Big Isle in November, up from 181 homes and 59 condos last year. On Maui, the same number of homes were sold as last year, 104, while 138 condos were sold, up from 133 last year. Some 50 homes sold on Kauai, down from 59 last year, while 38 condos were sold, down from 46.
