225-unit tower gets 500 applications

All units in the first phase of sales for the 909 Kapiolani high-rise condominium development have been reserved, and the number of hopeful buyers on the waiting list far exceeds the units to be sold in the second phase.

The developer Posec Hawaii Inc. has yet to break ground on the 225-condo tower at the corner of Ward Avenue and Kapiolani Boulevard but prospective buyers reserved 113 units in the first phase of sales in a recent lottery.

Sales manager Michael Koyama of Prudential Locations said the project has received about 500 buying applications.

The development will feature one-bedroom units starting at $260,000 and two-bedrooms at $375,000. Three-bedroom penthouse suites started at $990,000 in the first sales phase.

Koyama said a similar range of floor plans will be offered in the second sales phase, which should begin in the "next few weeks," but he said prices could rise. The building is slated for completion in mid-2006.

Aloha pilots challenge agreement

The Aloha Airlines pilots union said yesterday it has filed a legal challenge seeking reversal of management actions that center around Aloha's recent sale of its former Island Air sister company.

Aloha pilots contend that in reaching a flight code-sharing agreement with Island Air, Aloha management breached contractual "scope" provisions that restrict the outsourcing of Aloha pilots' jobs and require union approval of code-share agreements. Code-sharing is an agreement between airlines to sell space on each other's flights.

"The company evidently believes they found a way to do an end-run around our scope clause," said Capt. Conrad Waggener, chairman of the Aloha pilots' union of the Air Line Pilots Association.

Aloha's pilots union said it is not seeking to undo the recent sale of Island Air. Rather, it wants either the restoration of Aloha flight routes that are to be transferred to the Island Air operation, or an agreement between management and the union on the arrangement.

Aloha spokesman Stu Glauberman said the company had not seen the legal challenge and could not comment on any specific aspect of it. Island Air President Neil Takekawa declined to comment.

Parade of Homes entries sought

The Building Industry Association of Hawaii is seeking sponsors and entries for the 2004 BIA Parade of Homes, the premier showcase of new homes on the islands.

The event is scheduled for the weekends of Oct. 2, 3, 9 and 10. Entry deadline is June 30.

Developers and contractors may enter single-family and multi-family homes, town homes, high-rises, units in senior living communities, and vacation ownership projects in the following categories: noncompetitive; custom unfurnished; entry with inventory up to four units; entry with inventory of five or more lots or units; vacation ownership and senior living.
