>> Elisa Delos Santos has been promoted to associate vice president and branch manager for Finance Factors' Guam branch. She will supervise loan production and operations. She joined the company in 1997 as a loan officer.

>> Architects Hawaii has promoted Mark Higa from designer to associate. He joined the company in 2000, and his current projects include Marriott Vacation Club International Ko Olina Timeshare and the Shops at Mauna Lani.

>> Colliers Monroe Friedlander Management Inc. has promoted Brian Yano to assistant vice president. He has been with the company since December 2002 and was previously senior property manager.
