Castle & Cooke Homes Hawaii Inc. is planning to build 230 single-family dwellings on 35.2 acres in Waipahu next to the H-1 freeway, and hopes to begin selling them by fall 2001.

Art Home sizes would start at 1,300 square feet on fee simple lots averaging 4,600 square feet. Base prices range $260,000 to $320,000, with expansion options to more than 2,000 square feet for a higher price.

"I'm thinking the market response is going to be very good," said Harry Saunders, Castle & Cooke executive vice president. "We're trying to target a nice, comfortable price point."

The development, called the Renaissance, will be discussed at a public hearing at 1:30 p.m., Aug. 21 in the Human Resources Conference Room in the City Hall Annex at 550 S. King St.

The company acquired the $8 million property and others nearby from the city last year in exchange for 269 acres of fallow agricultural land in Waipio, where the city is now building the Central Oahu Regional Park.

The city also paid Castle $4.5 million cash for the Waipahu land, which is called Manager's Drive. One benefit for home buyers is that Manager's Drive, being close to the freeway, leads right to Waikele shops, Saunders said. Castle plans to break ground early next year. The firm develops an average of 450 residential units each year on Oahu, and is building homes in Mililani and Royal Kunia.
