Only 44 condominium ranch homes will be part of Holo Holo Ku, the first residential development in Kamuela as part of the Big Island's Parker Ranch 2020 plan.

"The project springs from the land and heritage of Parker Ranch," said architect Francis Oda, chairman and chief executive officer of Group 70 International Inc. "It is deeply reflective of the simple yet sophisticated lifestyle of Kamuela."

Oda said the project adapted to natural drainage patterns, with a minimum of cut and fill of soil. This environmental "sustainability" was the key to the project, he said.

To retain the rural flavor, Oda said no curbs, gutters, sidewalks or street lights will be used in the project. The ranch homes in the paniolo style are in the Parker Ranch "heritage section," on 50 acres of pasture lands located near the Kamuela Town Center.

Groundbreaking is set for this summer, with completion in summer 2000. Prices range from $284,900 to $479,900. Buildings contain two to four condominium homes.

Parker Ranch was founded 150 years ago by John Palmer Parker and his wife, Kipikane, granddaughter of King Kamehameha. In the early 1980s, Parker's descendant, Richard Smart, initiated the Parker Ranch 2020 plan as a long-term vision for Kamuela. In 1992, Smart ensured the success of the 2020 plan by setting up the Parker Ranch Foundation Trust.
