Star-BulletinKamehameha Schools/Bishop Estate is looking to build a $50 million retail and entertainment center in Kakaako at the site of Honolulu Ford. The project, dubbed the "Pauahi Place Entertainment Retail Center," will complement Consolidated Amusement Co.'s planned 25-screen theater complex across the street.
The 174,000-square-foot complex would serve as the retail component of Bishop Estate's long-range plans to develop a $2 billion "urban village" that will add up to 8 million square feet of retail, office and residential space in Kakaako.
The project also represents a major addition to Gov. Ben Cayetano's strategy to boost Hawaii's economy by redeveloping Honolulu's waterfront.
Bishop Estate said that the project is only in the preliminary stages. The estate declined further comment.
Preliminary drawings obtained by the Star-Bulletin show that the project -- which will occupy the block surrounded by Ala Moana, Cooke Street and Ilalo Street -- includes three levels of retail tenants and a fourth level parking lot.
Dave Chun, president of Honolulu Ford Inc., said today that he wasn't aware of plans for a retail center. Honolulu Ford has three years remaining on its lease with Bishop Estate but the company has been looking for an alternative site, Chun said. He said Honolulu Ford, which employs about 150 workers, has leased that site since 1965.
According to the design, the ground level will be occupied by two small anchors -- a 13,500-
square-foot apparel store and another 11,000-square-foot retailer -- and four other retailers ranging between 10,500 square feet and 16,500 square feet .
The plans also call for a large bookstore -- about 23,500 square feet -- to occupy the second and third levels on the building's Ala Moana side.
The third level also will include a 12,000-square-foot food court and 24,000 square feet of additional restaurant space, plans show.
A third-level sky bridge will connect the project to Consolidated's planned movie theater.
Consolidated could not be reached for comment.
The Pauahi Place complex is the latest retail project being considered in Honolulu.
Down the street, Victoria Ward Ltd. plans to build a $200 million retail and entertainment complex while Ala Moana Center is adding Neiman Marcus and Nordstrom department stores.
In Waikiki, local developer Jack Myers announced plans for the "Waikiki Royal Walk," a $140 million upscale retail complex at the site of Consolidated's Waikiki theaters.
And retail builder Duncan MacNaughton is building the $100 million "Waikiki Promenade" at the former Canlis restaurant parcel.
