Green development planned on Maui
The project would be the first in the state to get LEED certification
Developers are going to market next week with what they hope will become the first housing project in the state to win certification as an environmentally friendly community.
Located on Makena Bay in South Maui, the 69-unit Maluaka luxury residential community will have prices starting at $5 million.
Everett Dowling, president of developer Dowling Company Inc., said that he is also in the process of obtaining Leadership in Energy and Environmental Design (LEED) certification for the project. LEED certification, a performance-oriented rating system for sustainable projects administered by the U.S. Green Building Council, verifies that the project's green measures meet specific standards.
"Earning these LEED certifications will make Maluaka the first residential project in Hawaii to attain these awards," Dowling said.
Although some Hawaii homeowners have installed such "green" design elements as solar panels on existing homes, and Actus Lend Lease LLC began building military housing projects here last year that incorporate solar power, Maluaka would be the first private housing project in Hawaii to incorporate those elements.
Although Dowling has been in real estate development for the past 25 years, he said that his company began focusing on green building in late 2005 because of concerns about the impact of global warming.
Green aspects of the project will include solar power for the project's common areas, sustainable land use management system, filtered storm water retention and the use of low-emitting building materials.
Project amenities will include includes concierge services, private jet travel, outdoor adventure coordinators, a private club and facility.
Dowling expects to pull most of his buyers from other second-home communities in Maui, with an emphasis on buyers from the nearby Wailea resort.
Construction on Maluaka is slated to begin in spring 2007 with completion scheduled for winter 2009, he said.
