Big Isle, Kauai
home sales robust


Home resales on the Big Island and Kauai continued their strong performance in August despite continued indications of shrinking inventory, especially in the single-family home market.

On the Big Island, there were 184 single-family home sales recorded last month, down from 194 sales during the same period last year. There were 73 condominiums sold during the month, up 5.8 percent from the 69 sales recorded in August 2002.

Home prices on the Big Island continued their upward climb with the median price paid for a single-family home on the Big Island reaching $245,000 an increase of just over 26 percent from the median of 194,250 recorded a year ago.

The median is the price midway between the highest and lowest prices.

On Kauai, there were 52 single-family home sales in August, down 22.4 percent from the 67 sales recorded a year ago. But condominiums sales on the Garden Isle had the strongest showing, jumping 57.1 percent over the same period a year ago to 55 sales.
