Lofts add space without walls

If you want to bring down the prices of entry level housing, a builder must be innovative.

And that's what is happening at "The Lofts by Gentry," a new home design that features lofts (spaces without walls) at Ewa by Gentry.

Lofts sit up high in the home, reached by a staircase. They are good informal spaces for guests who stay for a few days, or even as a bedroom for an older child in the family. You give up some privacy in a loft, but walls can be added later.

The loft spaces range from approximately 109 to 246 square feet. One model has the option for a bathroom in the loft area.

The project offers one-bedroom, one-bath homes with a loft, and 938 square feet, starting at $170,900. Gentry architects say that model has a high ceiling with space to add an extra bedroom. New floor joists are required to support the bedroom.

The largest homes have three-bedrooms, two-baths, a loft and 1,083 square feet. Price is $214,900. There also are two-bedroom models.

Construction starts in mid-July with completion of the first 40 homes expected by October. The entire project will include 303 units. Presales for owner-occupants started on May 5. City & County of Honolulu income limits apply to meet the needs of those earning 80 to 140 percent of median income.
